This Privacy Policy explains what information Azita Loves Deals ("Azita Loves Deals," "we," "us," or "our") collects when you visit AzitaLovesDeals.com (the "Site"), fill out one of our forms, sign up for our email newsletter, or email us. It also explains how we use that information, who we share it with, and the choices and rights you have.

Azita Loves Deals is a California-based real estate business.

If you have questions, email us at support@azitalovesdeals.com.

1.Summary

  • We collect the information you type into our forms (deal submissions, surplus funds leads, funding applications, and newsletter signups), plus basic technical information that browsers send automatically, such as your IP address.
  • We use form submissions to review your deal or application, contact you about it, and send a welcome email confirming we received it. If you sign up for the newsletter, we use your name and email to send that newsletter.
  • We do not sell your personal information, and we do not "share" it for cross-context behavioral advertising. As of the effective date, the Site does not use advertising pixels or third-party ad trackers (for example, no Meta/Facebook Pixel, Google Analytics, Google Tag Manager, TikTok or LinkedIn tags).
  • We use a small number of service providers to run the Site and our email: Flexi Funnels (website and forms), Brevo (email lists and emails), Google Workspace (our business email), and Cloudflare (domain name system (DNS) and network services). Google Fonts supplies the Site's fonts.
  • California residents have the right to know, delete, and correct their personal information, and to opt out of its sale or sharing. See Section 10.

c) Newsletter signup form For occasional emails about the kinds of deals Azita Loves Deals is looking for (off-market RV parks, 1 to 4 unit single-family residential properties, and Southern California home services businesses) and how to send one in. This list is separate from any personal newsletter Azita may run on another site.

  • First name (required)
  • Email address (required)

Signing up is optional and based on your consent. You can unsubscribe at any time using the link in every newsletter email, or by emailing support@azitalovesdeals.com (see Section 7).

Information about other people. Some forms ask about people other than you, such as a property's former owner or seller. Please share only information you have the right to share. We use it only to evaluate the deal or lead you sent us. If you believe we hold information about you that someone else sent us, you can contact us to use the rights described in Section 10.

Please do not send sensitive information. Our forms do not ask for Social Security numbers, driver's license numbers, bank account or card numbers, or health information. Please don't include them in free-text fields or emails.

2.2 Information you send us by email

If you email us (for example at support@azitalovesdeals.com), we receive your email address, your name as it appears on the email, what you wrote, and any attachments.

2.3 Information collected automatically

When you visit the Site, your browser automatically sends some technical information to us and our service providers. This includes:

  • IP address, and the approximate location (country) that can be worked out from it
  • Browser and device information, such as browser type and version, operating system, and screen or performance data
  • Usage information, such as the pages you view, the date and time of your visit, and the page that referred you to the Site (the "referrer")
  • Cookie and local storage identifiers, described in Section 3
  • Campaign information: if you reach the Site through a link containing campaign tags (such as utm_source), those tags may be recorded

2.4 Information about our emails

We send emails through Brevo. Brevo records whether each email is delivered, opened, and clicked, along with the related IP address and time. It does this using a small tracking image inside the email and links that pass through Brevo before taking you to the page. You can avoid open tracking by turning off images in your email app, and you can unsubscribe at any time (see Section 7).

3.Cookies, local storage, and similar technologies

A cookie is a small text file a website stores in your browser. "Local storage" is a similar feature that also saves data in your browser. Here is what we found on the Site as of the effective date:

Name Set by What it does How long it lasts
uuid_azitalovesdeals.com Flexi Funnels A random visitor ID, used for page-visit statistics and to connect a form submission to the visit Set with no practical expiry. Browsers usually cap it at about 400 days
f_un_vs + page ID Flexi Funnels Records that your browser has already viewed a page, so unique visitors can be counted Same as above
ff_country Flexi Funnels A country code worked out from your IP address 30 days
ff_visitor_ip Flexi Funnels Stores your IP address 30 days
flexiTracking_… (only when you arrive from a tagged link) Flexi Funnels Stores campaign tags (such as utm_source) to show which link brought you to the Site Until deleted or capped by your browser
optdata (local storage) Flexi Funnels When you submit a form, a copy of what you submitted is saved in your own browser's local storage Until you clear your browser's site data
__cf_bm, cf_clearance (only if triggered) Cloudflare Security cookies that tell people apart from bots and record that a security challenge was passed. We did not see them during testing, but Cloudflare may set them if its bot protection is triggered __cf_bm: 30 minutes of inactivity. cf_clearance: set by the security configuration

Analytics and other technical services on the Site:

  • Flexi Funnels page analytics. When a page loads, Flexi Funnels records a page-view event: the page address, the referrer, internal page and funnel IDs, and the visitor ID above. It sends these to Flexi Funnels' analytics service so we can see page visits and form performance.
  • Cloudflare Web Analytics / Real User Monitoring. A Cloudflare script measures page-load performance and reports it to Cloudflare. Cloudflare says this script does not use cookies or local storage, does not fingerprint visitors, and discards the IP address at the nearest Cloudflare data center.
  • Cloudflare Network Error Logging. The Site's responses may tell your browser to report network errors, such as failed connections, to Cloudflare. Cloudflare says these reports are processed without storing your IP address.
  • Google Fonts. The Site loads its fonts from Google's servers (fonts.googleapis.com and fonts.gstatic.com), so your browser sends Google your IP address, browser information, and the page you're on. Google says the Google Fonts API does not set cookies and that Google does not use this information to build profiles or target ads.

Your choices. Most browsers let you block or delete cookies and clear local storage. If you block cookies, the Site should still work, but some statistics may not be recorded. Our emails also use a tracking image and tracked links, as described in Section 2.4.

4.How we use your information

We use personal information to:

  1. Review your submission. We evaluate deals, surplus funds leads, and funding applications, and decide whether they fit what we're looking for.
  2. Contact you about your submission. We reply by email, or by phone or text if you gave us a phone number (see Section 6).
  3. Send a welcome or confirmation email. When you submit a deal, surplus funds, or funding form, your details are added to an email list in Brevo, which sends an automatic welcome email confirming we received your submission.
  4. Send the newsletter (if you signed up). When you use the newsletter form, your first name and email address are added to a separate Brevo list for the Azita Loves Deals newsletter. We may send a confirmation or welcome email, then occasional newsletter emails. If we use double opt-in, we only add you to the active list after you confirm. Every newsletter includes an unsubscribe link (see Section 7). Legal basis: your consent when you submit the signup form.
  5. Send follow-up emails. We may send follow-up emails related to a deal, lead, or funding submission. Every marketing email includes an unsubscribe link (see Section 7).
  6. Run, maintain, and secure the Site. This includes measuring traffic and performance, fixing problems, and preventing spam, fraud, and abuse.
  7. Meet legal obligations and protect rights. We keep records, respond to lawful requests, and enforce our terms.

We do not use your information to make decisions about you based solely on automated processing. We may use automated tools, including AI-based assistants, to help organize and review submissions, but a person makes the final decision about any deal or funding request. Submitting a form does not create any obligation for you or for us. A funding application is not a commitment to lend. Azita Loves Deals is not a bank or a licensed mortgage lender.

5.How we share your information

We do not sell your personal information. We share it only as described below.

5.1 Service providers

These companies process information on our behalf, under their own data processing terms. Each company's terms limit how it can use the information.

Transaction parties. When needed to evaluate, fund, or close a deal you submit or a funding request you make, we may also share relevant information with parties to that transaction, such as escrow and title companies, lenders, and co-buyers or joint-venture partners.

5.2 Other disclosures

We may also disclose information:

  • When you ask us to, or with your consent.
  • For legal reasons: to comply with the law, a court order, or another legal process, or to protect the rights, safety, or property of you, us, or others.
  • In a business transfer: if our business is sold, merged, or reorganized, information may pass to the new owner, who must continue to protect it as this Policy describes.

5.3 Where information is processed

Our service providers may process information outside California and outside the United States. For example, Flexi Funnels lists cloud hosting in India and Singapore, and Brevo lists hosting in France and Belgium.

6.Phone calls and text messages

Our forms let you give us a phone number. It is optional on every form that asks for it. We use your phone number only to contact you about the submission you sent, and we will call or text you only with your consent. You can tell us at any time to stop calling or texting you by replying "STOP" to a text or by emailing support@azitalovesdeals.com.

We do not currently run an SMS or text-message marketing program, and we do not send automated marketing texts or calls. We do not sell or share your phone number, or your consent to receive texts, with third parties for their marketing. If we ever start a text-message program, we will ask for your separate, clear consent first and update this Policy.

7.Email choices (CAN-SPAM)

  • Every marketing or promotional email we send, including the Azita Loves Deals newsletter, includes an unsubscribe link. You can also unsubscribe by emailing support@azitalovesdeals.com.
  • We will process your request promptly, and within 10 business days.
  • Even after you unsubscribe from marketing or the newsletter, we may still send messages directly about a submission or transaction you have with us.
  • Our emails identify Azita Loves Deals as the sender, and every marketing email includes an unsubscribe link and the physical postal address required by law.

8.How long we keep information

We keep personal information only as long as we need it for the purposes in Section 4, or as long as the law requires. Then we delete it, or de-identify it so it no longer identifies you.

  • Email list records in Brevo (including newsletter signups): until you unsubscribe or ask us to delete them. We may keep a record of your unsubscribe request so we don't email you again. Records of email delivery, opens, and clicks are kept with your email list record. If a signup is never confirmed under double opt-in, we do not keep that address on the active newsletter list.
  • Cookies and local storage: as listed in Section 3.
  • Service provider records: our providers keep some technical records, such as security logs, for limited periods set by their own policies.

9.Security

We take reasonable steps to protect personal information. The Site is served over an encrypted (HTTPS) connection. We rely on established service providers that describe encryption and access-control safeguards in their security terms, and we limit access to submissions to people who need it. Still, no website, email, or online storage is completely secure, so we cannot guarantee absolute security. Please don't send sensitive information, such as account numbers or ID documents, through our forms or by email. If we learn of a security breach affecting your personal information, we will notify you as required by law.

10.Your California privacy rights (CCPA/CPRA)

If you are a California resident, you have the following rights under the California Consumer Privacy Act, as amended by the California Privacy Rights Act:

  • Right to know/access. You can ask what personal information we have collected about you, where it came from, why we collected it, and who we disclosed it to. You can also ask for a copy of the specific pieces of personal information we hold.
  • Right to delete. You can ask us to delete personal information we collected from you, subject to legal exceptions.
  • Right to correct. You can ask us to correct inaccurate personal information.
  • Right to opt out of sale or sharing. You can tell us not to sell your personal information or share it for cross-context behavioral advertising. We do not sell or share personal information, and we have not done so in the past 12 months. We also do not knowingly sell or share the personal information of consumers under 16. If you send a Global Privacy Control (GPC) signal, we will treat it as a request to opt out of sale and sharing.
  • Right to limit use of sensitive personal information. We do not ask for sensitive personal information and do not use it to infer characteristics about you, so this right does not currently apply.
  • Right to non-discrimination. We will not treat you differently because you used any of these rights.

How to make a request. Email support@azitalovesdeals.com with the subject line "Privacy Request." Tell us which right you want to use, and give us the name and email address you used with us.

Verification. To protect you, we will check that the request comes from you, usually by confirming details we already hold, such as the email address you used. We may ask for more information if needed. We will use that information only to verify the request.

Authorized agents. You may have an authorized agent make a request for you. We may ask for proof of the agent's authority and may ask you to verify your identity directly.

Timing. We will confirm receipt within 10 business days and respond within 45 calendar days. If we need more time, we may extend that by up to 45 more days, and we will tell you if we do.

10.2 "Shine the Light"

California Civil Code § 1798.83 lets California residents ask whether we have disclosed personal information to third parties for their own direct marketing. We do not disclose personal information to third parties for their direct marketing purposes.

11.Do Not Track

Some browsers can send a "Do Not Track" (DNT) signal. There is no common industry standard for how websites should respond to DNT, so the Site does not currently respond to DNT signals. However, as described in Section 3, the Site does not use advertising trackers. We are not aware of any third party on the Site that collects personal information about your activity across different websites over time for advertising. We do honor Global Privacy Control signals as described in Section 10.

12.Children's privacy

The Site is a business-to-business real estate site for adults. It is not directed to children. We do not knowingly collect personal information from children under 13, and we do not knowingly collect, sell, or share personal information of anyone under 16. If you believe a child has given us personal information, contact support@azitalovesdeals.com and we will delete it.

13.Links to other websites

If the Site links to a website we don't operate, that website's own privacy policy applies, not this one.

14.Changes to this Policy

We may update this Policy from time to time. When we do, we will post the updated version on this page and change the "Last updated" date at the top. If we make material changes, such as using your information in a significantly different way or adding advertising trackers, we will post a notice on the Site before the change takes effect. If we have your email address, we may also email you. Changes apply from the date they are posted unless the notice says otherwise.
